The important details that apply when you ask BUTCH’S Plumbing & Heating to carry out work.

Quotes, parts and access
- Customer-supplied parts are supplied at the customer’s risk. Charges may apply when incorrect or faulty parts cause a return visit or wasted journey.
- Where access is needed behind bath panels, we cannot accept responsibility for damage caused by panels that are tight, fragile or fitted in an unusual way.
- Items, fittings and pipework supplied by us remain the property of BUTCH’S until payment is received in full.
Heating systems and diagnostics
- When systems are drained and refilled, existing pumps, valves or older components can sometimes fail. We use our best endeavours to prevent this and will quote for defective parts where needed.
- Boiler diagnostics follow a sequence. We can diagnose the first component that fails in that sequence; additional faults may only become apparent after it is repaired.
- Power flushes and system work depend on existing valves operating correctly. We cannot accept responsibility where an existing valve sticks or fails during normal operation.
Payments and cancellation
- Payments are due on completion unless otherwise agreed and may be requested in stages on larger jobs.
- Cancellation within 48 working hours of the start date may incur a charge of £200 per person per booked day, or the booked hours at £25 per hour for shorter appointments, plus committed materials.
- If payment is not received within the agreed timeframe, we may instruct a debt recovery agency. Reasonable recovery costs will be passed to the client.
Homecare plans
All policies are subject to an initial survey and a 12-month minimum term. A 14-day cooling-off period applies provided no claim has been made. Cover is subject to the detailed exclusions, limits, renewal and cancellation terms presented during signup.
Landlord Care plans
Landlord Care is priced per covered property. Portfolio discounts are applied to the whole subscription at 5% for 2–4 properties, 10% for 5–9 properties and 20% for 10 or more properties. Every property is subject to an initial inspection, the 12-month minimum term and the 14-day cooling-off period. The landlord remains responsible for providing safe access and current tenant contact details where required.
